Property description:  Historical charm.  A lovely potential to glow again for this 70 sqm apartment located at the top of this the Art Deco building from 1937.

The selling line of the property is the terrace and the views. The balcony and large terrace offer 28 sqm in total and provide big views over downtown Bucharest. Half  of the terrace can be stylishly enclosed as a winter garden (orangerie) with wraught iron to be used all year round with the front left open to enjoy the sun and allow for some planters with flowers and fresh tomatoes in the Summer, think of it as an extension to the apartment in the sunny days. What a great asset for downtown Bucharest to have such terraces for dinner al fresco, BBQs, cigars, or sun bathing.  The apartment itself is well organised with 2 separate bedrooms, 1 large bath with natural light and original tiles, 2 separate toilets, a double kitchen (could even be a third bedroom as it was previously the maid quarters), pantry and living area. Original parquet floors, doors, some of the heaters, lamps and furniture. Can sell as is or empty. There is a storage room in the underground of the building.  No reserved parking but can be found on streets next door.
The entrance and common hallways are all kept original with tiles and colimacon staircase.

What I most love is the proximity to a charming Orthodox church and the bells you can hear from the terrace. Creates such a classic city / provencal old fashioned atmosphere that we look for.

As most 1940`s buildings of Bucharest this one is registered at R2 on the seismic list but I encourage clients to check it with their own structural engineer to get a reinsurement.  This particular one was consolidated after the 1977 earthquake for inhabitants` comfort and peace of mind.

In our opinion those architectural gems are worth being preserved and restored and hopefully the city hall is planning to renovate and consolidate the exterior when time and money is available.

Needs renovation to updated standards but for visionaries, this is a gem!

Neighborhood description:Downtown Bucharest at 10 min walk to the pedestrian area of Lipscani with bars and restaurants. Lots of history and great architecture arround. Very close to Jewish neighborhood and the Metro station of Universitate.
