Extremely beautiful and stylish 1930`s apartment near Piata Spaniei in my favourite Icoanei Neighborhood. When renovated, all original features were kept (doors, parquet, fireplace, windows, handles) and all original character. A special aristocratic atmosphere rare to find or recreate nowadays.
This is the largest and most beautiful apartment in the building as it was made for the builder.
This is a great discovery and option for nostalgic buyers....like me ;).
The ceilings have amazing oak beams, the parquet floors are Versailles style, the chimney/fireplace can become functional once again, the carved doors and cabinets are a piece of art and the bras handles and lamps are charming.
The configuration is as folowing:cozy entrace hall with original tiles and access to large living-dining area with bow windows, 3 bedrooms (2 are comunicating), 1 full bath with tub, window and washingmachine, a separate administation space with enclosed kitchen with small French balcony, 1 guest toilet, pantry/office ( where a shower can be installed). Big asset is the individual heating system, so you pay as much as you consume for gas (water and heating).
The apartment is located on the 3nd floor and elevator is functional by purchased card only for landlords who pay the lift service. We have the card.
The entrance in the building and hallways are not yet in exceptional shape but in process to be so, as the facade/exterior of the building is just been finished renovation and looks great. Few impediments should not be a problem for a connaisseur and gems lover. With years passing and more and more young people with vison buying those buildings, they will regain the place they deserve.
It has the location and charm, it is just a matter of time and visibility. Rome and Paris are what they are because of the beautifully restored and respected architecture buildings. I have full faith and hope that this property will reach on good hands to someone who will renovate and appreciated it. In my opnion you need 15 000 EUR to update baths and kitchen, to add some nice suitable furniture and contribute to entrace hall renovation. Then you can enjoy it or rented for a minimum 1500 EUR / month as I do have request for such flats with character and I do not have enough. The return of investment is high!
The apartment can be rented as it is as well as it is functional as a residence or even as an office, retail boutique, architectural hub, you name it.
The minus of the property is there is no secured parking but this is the problem of most older downtown locations. Another minus can be for some people the lack of outdoor space as the French balcony is small, but I suggest you enjoy the near by Icoanei and Ioanid gardens.
Insurance can be provided as I chequed. Also bank loan with some selected banks and a broker can be recomended.
A lawyer did the due diligence and this is available for the buyer to see the papers are clear as all historic has been chequed.
