Property Description: These are the type of properties I enjoy selling. Not expensive, just excellent value and so much potential to bring out. There is nothing really original left in this 1940`s apartment (which is a pity), but the property itself has great bones. By bones we mean that the layout, size of the rooms, height of the rooms, how the space communicates, what mistakes it avoided in original construction and how the natural light works for the space. And on all of the above its just plus, plus, plus from what I can see. All of the rooms are a good size. The double living room is a massive 70 sqm with tall ceilings and it leads off onto a large (16 sqm) covered terrace with a view into the trees and general greenness of the common garden area below. The kitchen is a good size of 16.5 sqm with natural light and (bless these old-school architects) there is even a nice-sized spalatoria (washing / laundry room) in the back behind the kitchen and a pantry. In addition, there are three formal bedrooms (one of which is found at the bottom of an internal staircase(!) and lastly there is a fourth bedroom / study at the front of the apartment off the reception. In addition to the terrace is a nice balcony off the fourth bedroom / study. The only negative I can see from a bones and design point of view is that the apartment currently only has 1 full bath and a guest bathrooms and this will need to be looked at by an architect to keep a family in good working order (I see some options, but I`ll leave it to you and your architect). The building looks like it`s four stories tall and the Landlady tells me it has eight apartments in all. This apartment is on the lower floor, but there is also an elevator. This apartment is priced as a renovation project so no room for discounting further. Building is U3 on city hall lists.

Neighborhood Description: We love the old Armenian neighborhood because the architects were clearly talented and had a flair for bringing something interesting into their projects. No public park nearby, but that common area garden looks like it has enormous potential and it is big. Lot`s of shopping, restaurants and public transport nearby and IBSB (the International British School of Bucharest) is nearby.
