Property Description: Answering the first question, how do I justufy this as Good Value? Normal penthouse prices in Kiseleff are going to be between 15 - 20 euros per usable square meters / month. This duplex penthouse is spread across 250 usable indoor square meters with an additional 100 square meters of terrace which means pricing is only about 8 euro per square meter. In addition, the property offers one underground parking space included in the rent. Why is it discounted? Because the common areas of the building are not at the right standard to command top prices and the kitchen, despite being a pretty professional set up, doesn`t fit the modern interpretation of luxury. What else? Frankly, landlord has been working with the wrong local agencies and it has sat empty. Layout as follows: Top floor is the kitchen, dinning room with WOOD BURNING FIREPLACE, 100 sqm terrace, as well as a bathroom and a bedroom. Downstairs is the big livingroom, two en-suite bedrooms (one with shower the other with bathtub) and a large spalatoria (washing room). There is a space in the livingroom, set up now as an open office, which can quickly be closed up to make a fourth bedroom. Photos don`t do a great job of showing this property, but worth a look if your budget is in the 3,000 euos range and you need space and want a nice terrace.

Neighborhood Description: Building is on a pretty busy street. But, being many floors up it isn`t really noticable. Very significantly, the property is very close to Herastrau Park (about 250 meters) as well as the tennis grounds of the national rugby stadium. Good restaurants in the neighborhood and an excellent farmer`s market.
