Property Description: The villa has five bedrooms, a study that can be converted into a guestroom another room off the kitchen (maids room?), two livingrooms (ground and top floor), a walk-in closet, five bathrooms, under-ground garage for one car and a large open space in the basement which has been hydro-insulated and has small windows - so habitable. The villa also has some nice big terraces and a very small garden area. The villa is in a small compound bordering one of the lakes in the Pipera-Tunari section of Pipera and has 24 hour guard and shared costs on some of the maintenance responsibilities. This is a new house, originally built for the developer`s son and consequently seems in very good condition. Only negatives we can perhaps entertain are that the rooms could be larger (but they aren`t small either) and half the views from the house are of the neighbor. Still, this is exceptional value and we estimate that the rental yield on the property will be at least 1,700 Euros per month, so a good 8% return on investment.

However because of the configuration and location of the house it is also possible to divorce from the compound and become a stand-alone home. The cost should and we think will be more, but the Pipera-Tunari neighborhood has not been as attractive to expats choosing Pipera due to the historic (since corrected) commute headache into the city and the extra ten minute commute to the international schools. We feel that the big development currently happening in the north Floresca / Herastrau neighborhoods is going to result in a sudden demand for more top-quality housing in this neighborhood and rents will increase by 20%.
